How many owners are on a property?
Usually two to four owners. We keep groups small enough that every owner gets meaningful access and feels like a true owner of the ranch.
How is access time divided?
A managed calendar divides key seasons fairly. Hunting season priority follows the terms agreed at purchase. Outside peak periods, open time is generally available on a first come basis.
Is this the same as a hotel timeshare?
No. You own a real interest in a Texas Panhandle ranch with other private owners. This is shared ownership of land, not a vacation club product or hotel style timeshare.
What if I want to sell my ownership share?
Cox Land & Ranch can help market and transfer your ownership interest, similar to a standard real estate sale. Existing owners may have a right of first refusal under the agreement.
What does ranch management cost?
Management fees vary by property size and scope. The fee is shared among owners and covers routine operations, wildlife work, hunting setup, and ongoing improvement planning.
Can I bring guests?
Yes. During your scheduled access periods you can bring family and guests. Guest policies are spelled out in the ownership agreement so expectations stay clear for the whole group.
